Rear Extension in Exeter: What Building Control Wants to See at Each Stage

Single-storey rear house extension with bi-fold doors and patio, built by local builders in Exeter

You’ve got a family of four in a three-bed semi in Pinhoe and the kitchen is the size of a postage stamp. A rear extension is the obvious fix. But then the neighbour mentions a party wall notice, your cousin says the council can be difficult, and suddenly it feels like a lot of paperwork before anyone picks up a shovel. It doesn’t have to be.

Recent construction press has been full of Part L and fire safety compliance stories, and the message for homeowners is simple: inspections are getting more thorough, not less. On a typical Exeter extension, building control will want to see the foundations before the concrete goes in. Trench-fill is common on the clay around Heavitree and St Leonards, usually 600mm wide and at least 1m deep. If there’s a mature tree nearby, that depth can go to 1.5m or more, so ask your builder to check before the quote is firmed up.

Next, the DPC and the cavity. Wall ties go in at 450mm vertically and 900mm across, with the cavity kept clean of mortar droppings. Beams over the bi-fold opening need a lintel or steel with proper bearing, normally 150mm each end on padstones, and your structural engineer’s calcs should be on site, not in someone’s email. Then there’s insulation: for a Part L compliant floor, we’re typically laying 100 to 150mm of Celotex or Kingspan under a 65mm screed, depending on the U-value target.

Don’t forget the party wall. If you’re building within 3m of a neighbour’s foundations, or on the boundary, you need a notice served at least a month before work starts, and ideally an agreed schedule of condition. It takes a bit of patience. And it saves arguments later.
